Water-Based vs. Oil-Based Polyurethane: Which Is Better?
For most Maryland homes we recommend a premium water-based (waterborne) polyurethane like Bona Traffic HD or Loba 2K Supra AT. It dries fast, stays clear, has low odor, and outperforms oil-based finishes in scratch resistance when a commercial-grade product is used.
Color
Oil-based ambers over time, warming light woods toward yellow-orange. Water-based stays true to the raw wood color — critical for white oak, gray stains, and modern natural finishes.
Durability
Consumer-grade water-based finishes wear faster than oil. But two-component (2K) commercial waterborne finishes like Bona Traffic HD and Loba 2K are engineered for airports and retail — the toughest floor finish available.
Dry time & odor
Waterborne dries in 2–3 hours between coats and is walkable in 24 hours. Oil takes 8–12 hours between coats and off-gasses solvent for weeks — a problem for families with kids or asthma.

- Does water-based feel plastic?
- Modern waterborne finishes cure hard and feel identical to oil underfoot. In a matte or satin sheen you cannot tell them apart.

- Rarely — only when a client specifically wants amber warm-up on a red oak or heart pine floor for historic character.
