How Often Should Hardwood Floors Be Refinished?
Most solid hardwood floors should be fully sanded and refinished every 7 to 10 years, though high-traffic homes may need it sooner and lightly used rooms can go longer. The real answer depends on wear, not the calendar.
Signs it's time to refinish
Look for graying or blackened boards, deep scratches that reach the bare wood, cupping, or a finish that no longer beads water. If a few drops of water soak in and darken the wood within a minute, the protective finish has worn through and it's time to act.
For floors that are only lightly dulled, a screen-and-recoat (a light buff plus a fresh top coat) can refresh the surface without a full sanding — extending the life of your floor and saving money.
How many times can a floor be refinished?
A ¾" solid hardwood floor can typically be sanded 4 to 6 times over its lifetime. Engineered floors depend on the thickness of the wear layer — a 3mm or thicker veneer can usually be refinished once or twice.
