Hardwood Floor Water Damage: Repair Guide
Water-damaged hardwood floors can often be saved if you act fast. Extract standing water within 24 hours, dry the subfloor to under 12% moisture content, then decide whether to sand and refinish, replace affected boards, or both.
Step 1 — Stop the source and extract water
Turn off the leak. Extract standing water with a wet vac. Pull up rugs and remove furniture. The first 24 hours determine whether the floor is salvageable.
Step 2 — Dry the subfloor
Run dehumidifiers and fans for 3–5 days. Measure with a pin moisture meter — you need the subfloor under 12% and the hardwood within 2–4 points of it before any repair.
Step 3 — Assess the damage
Cupping (edges raised) often flattens as the wood dries and can be sanded flat. Crowning (center raised) means the floor was sanded while still wet — usually requires replacement. Buckling (boards lifted off the subfloor) always requires replacement.
Black staining is tannic acid reacting with metal or mold. Spot bleaching with oxalic acid can lighten it; deep stains require board replacement.
Step 4 — Repair or replace
We surgically replace affected boards, weave new material into the surround, then sand and refinish so the repair disappears. For widespread damage a full refinish is often more cost-effective than partial patches.
When to call a pro immediately
Sewage backup, flooding above the subfloor, buckling, or mold — call same day. These are health and structural issues, not cosmetic ones.
